Public information on property ownership in Spain remains insufficient, particularly regarding property owned by large-scale landlords. Large-scale landlords are defined as owners or companies that have more than ten residences or 1,500 square meters of residential floorspace.

The national land register maintains statistics on the real share of housing, which is used to conceal the identities of property owners. In areas such as the rental market, which is the responsibility of the autonomous communities, these numbers can be accessed by submitting transparency requests to analyze the security deposits made by tenants. This indicates that a wide variety of housing structures, such as owner-occupied residences, vacant buildings, and tourist apartments, are not included in the analysis. Consequently, it is not possible to ascertain the precise identity of the owners of these properties in the present moment.

If one follows the real estate deals that have taken place up to this point in 2026, specifically those that the firms themselves have made public, it is easy to determine who is the most active in the Iberian market. However, this does not imply that they have surpassed the conventional players who have formed the landscape over the past decade in terms of the number of properties they own. These players include names that are already well-known in large cities, such as Blackstone, CBRE IM, Renta Corporación, Cerberus, Ares Management, while Santander and CaixaBank are also among them.
